A quiet revolution within the esoteric world of super-prime second-home ownership is taking place, where hushed transactions and one-of-a-kind itineraries are drawn up behind the closed doors of eight-figure holiday homes. And if you’re not a unicorn tech founder, you’re probably not invited.
Along with superyacht chartering and supercar rentals, luxury home sharing is now emerging as a savvy tool for both ultra-high-net-worth property owners and developers across the US, Asia and Europe, where, over the last decade, the alternative high-end vacation home model has gained traction with the global elite.

This small but growing coterie of ultra-prime second-home sharing and rental platforms is setting out to make idle vacation homes into gateways for global exploration or offsetting tax burdens and mitigating the cost of on-site staff and void periods.
As a new generation of ultra-high-net-worth second-home owners increasingly expect their prime and super prime assets to sweat harder, a new market for home-sharing at the ultra-luxury pinnacle of the holiday rental market is trending across Asia and Europe. Who are the major players and would you hand over the keys?
Airbnb and Vrbo for the world’s 0.1%
Key disruptors in the niche high-end home rental sector include US-based Third Home and its ultra-exclusive arm ThirdHome Reserve, and Europe-based Le Collectonist, offering slightly different models.
Both target the world’s richest 0.1%, bridging the gap between ultra-high-net-worth home ownership and holiday rentals in some of the world’s most exotic, remote and privately owned locations that are inaccessible to most.
From exclusive Alpine resorts to remote private islands, beachfront villas, sprawling estates and glittering city penthouses, luxury home exchanges have emerged as a transformative alternative to traditional vacation home ownership and rental income models and, perhaps even more lucratively, a passport to access super prime homes owned by like-minded UHNWIs across the globe.

Super-prime home-swapping: Transforming the high-end second home ownership models into global experiences
Owning a super prime holiday home in some of the world’s most luxurious locations is par for the course for the world’s super rich – Cristiano Ronaldo recently purchased two ultra-luxury villas at Red Sea’s Nujuma off the coast of Saudi Arabia.
Instead of returning to the same property each year, owners, especially those not beholden to school holidays, plus entourage can travel the world without incurring the cost of the property standing empty – a win for those with seasonal or full-time staff and security to expense.
For this monied subset of luxury second-home owners expanding horizons and traditional ownership models, the most coveted asset is not another property, it’s unparalleled access to all four corners of the globe. And perhaps the most precious commodity of all – time.
American entrepreneur Wade Shealy, CEO of ThirdHome explains, “The buyer of tomorrow will not spend millions just to vacation in one spot. They want global optionality, not geographic commitment.”
He initially cut his teeth as a developer of resort-style holiday properties but found buyers eventually got bored of vacationing in the same spot and started shelling out vast sums to go on holiday elsewhere. They’d end up wanting to sell.
This pattern would eventually define the company’s mission: “Owners love their vacation homes, but after a few years, many simply want something new. The desire for variety is universal.”
According to Shealy, affluent homeowners have equity, but not flexibility with beautiful properties sitting empty for much of the year.
His model doesn’t replace second-home ownership, but redefines how value is extracted from it.
Shealy elaborates, “It expands what ownership could mean—unlocking the world instead of limiting it.”
What’s changing is not the desire to own exceptional homes, but the tolerance for those homes to sit idle. Among younger UHNW buyers, optionality is now part of the asset.
Noting a gap in the highest rungs of the prime and super prime holiday rental market, ThirdHome was born.
The ThirdHome founder is so confident in the model that he believes that second home sharing will become entrenched in how and where high-net-worth buy property, believing that ten years from now few people will buy a vacation home without a club like ThirdHome attached to the ‘package’.
And it’s a case of being in the right places, at the right time as the world gains more Gen Z billionaires who are increasingly richer, younger, more mobile.
Aligning with a broader trend, the new generation of luxury property buyers are choosing mobility, adventure, and freedom of choice over traditional ownership models and tax-driven investments.
Owning a property portfolio complements the desire for flexibility and exploring without limitations, as renting out high-end resort properties becomes a smart, resilient and flexible income-generating strategy that allows a high-maintenance secondary property to partly or fully pay for itself when not owner-occupied.
London, for example, has seen a surge in interest in super prime homes that go beyond badge value, with young Middle Eastern, Chinese, and American buyers purchasing lavish “holiday mansions” with ‘rental ready’ turnkey appeal.

A private ecosystem for like-minded ultra-rich
Having expanded mostly by word of mouth in the early days, the micro-trend platform was boosted by the six-part Paramount+ series, Millionaire Holiday Home Swap in 2022.
Publicity and bragging rights saw the platform swell from just two home listings – Healy’s friends’ properties in 2010 – and just one villa in Asia in 2012, to a curated collection of 30,000 trophy homes including 380 super prime villas that are valued between USD $6.5 million and USD $60 million.
As uptake swelled, the ultra-high-end ThirdHome Reserve has positioned itself beyond a traditional luxury travel club – it’s an invitation-only ecosystem nourished by the world’s most discerning property owners – CEOs, billionaires, heirs, celebrities and royalty – who exchange time, not money, to unlock extraordinary global experiences.
Their second home effectively acts as a passport to other luxurious destinations in off-limits exclusive destinations. At ThirdHome, being rich means access all areas. But how does it work?
No money is exchanged between owners with ‘swaps’ run on reciprocity, shared values and trust with hosts going out of their way to make their guests feel welcome by arranging added extras such as hard-to-come-by table reservations at Michelin-starred restaurants.
There are fees related to club membership, which will allow members to access everything from yachts and castles to vineyard estates, depending on value.
In the ThirdHome Reserve universe, homes are assigned value, or “keys” in platform currency, that act as travel credits for staying at other members’ homes. Peak seasons, destination, quality and market price dictate key value.
The platform has even ‘gamefied’ the home exchange process with a homeowner who owns a $2 million property but contributing a significant number of weeks accumulating points to stay at a USD $20 million property.
For example, for a seven-day listing of a prime or super prime home during peak season, an owner can unlock a stay in Karl Lagerfeld’s former restored castle in France’s Champagne region, spot animals in the wild at Liobo Reserve, Africa – a 20,000-acre private safari haven or stargaze and snorkel at Lord Howe Island Estate, Australia – one of the world’s most difficult destinations to access.
This model offers a curated, high-end alternative to Airbnb and Vrbo, particularly for owners of a portfolio of homes seeking seamless global travel experiences without the complexities of managing short-term rentals.
Each member has direct access to travel ‘brokers’ who match platform members with suitable properties or destinations, offer concierge-level curation and handcrafted travel planning and secure in-demand peak weeks.
To date, more than 1,600 members have completed over 50,000 home exchanges, according to the platform.

Beyond bricks and mortar - convenience and conviviality
Relationship-driven, it’s not just about a ‘freebie’ luxury holiday in the world’s most glamorous locations. The company is especially proud of the connections it forges, both geographical and human, with ‘swaps’ extending into lasting friendships, investment partnerships, ‘Inner Circle’ bespoke trips often led by Healy himself, and even co-ownership opportunities.
The company reports that even after selling a home, many of ThirdHome’s members stay on until their keys are used with some even purchasing a new property just to remain in the club.
For the world’s wealthy, renting out a trophy home already geared towards the increasingly extravagant needs of the super-rich on the move comes with total peace of mind, as like-minded individuals swap like-for-like.
For the top 0.1%, peace of mind knowing that only owners of similarly exceptional homes – people who understand luxury stewardship – are stepping inside their residence is a non-negotiable.
Shealy notes that renting out a property through ThirdHome is more like “inviting a friend over,” not renting, because everyone is a homeowner of similar ilk, with the same mindset, standards of living and lifestyle.
Ultra-high-net-worth guests are all trusted and vetted members and will treat each property as their own – it’s this premise that makes the platform work for those who trade in discretion and trust.
Many of the world’s most expensive second homes will come with all the bucket list of luxury trimmings such as concierge, staff, security and other bespoke services and amenities such as infinity pools, spas, tennis courts and private yachts.

ThirdHome has even gone beyond bricks and mortar to offer members of the Exchange Club & Adventure Club their signature ThirdHome ‘Inner Circle’ adventures – small–group organized luxury tours promising ‘one-of-a-kind itineraries with coveted regional experiences, exclusive access, memorable moments and cultural enrichments’.
Destinations include safaris, island escapes, jaunts in remote castles and mystery cruises.
Where the super prime market moves first
Unfiltered coverage of the world’s most exclusive real estate markets.
ThirdHome reveals that a majority of its client base is made up of modern wealth holders from dynamic wealth hubs such as Dubai, London, Singapore, the Caribbean, and the U.S. who are acquiring properties for tax residency, lifestyle arbitrage, or generational diversification.
High-end rental companies - Southeast Asia on the rise
As today’s UHNW become more comfortable with alternative ownership or rental models – many listing their homes still prefer to remain anonymous – key players in the ultra-niche, high-end home-exchange and holiday rental market are expanding into emerging markets.
Demonstrating the growth in appetite for alternative ownership models and the post-pandemic surge in international travel to the world’s most luxurious destinations, ThirdHome has aggressively expanded into Asia.
According to Shealy, the global platform’s growth strategy is driven by rising global demand, surging long-stay migration, and a robust pipeline of investment and resort-driven development.
Southeast Asia in particular is proving to be one of the platform’s core markets where luxury travel is projected to grow at an annual average of 9.8% from 2025 to 2033, according to IMARC Group’s latest data.

Second home ownership is also predicted to surge in the region, fuelled by a growing development pipeline of luxury branded residences, which will account for 32% of new residential supply in Asia according to a recent report by Bangkok analyst C9 Hotelworks.
Vietnam is one of the region’s top performing success stories, currently accounting for 41% of the total supply of luxury real estate projects in Asia. The country is projected to grow at an average rate of 6.5% per year from 2025 to 2033, IMARC data reveals.
Although less mature than early-adoption markets such as Europe and the US, Shealy’s focus on wooing the region’s luxury home owners is driven by several key factors that align with what ThirdHome members value: rich cultural heritage, breathtaking landscapes, and a fast-developing luxury infrastructure.
ThirdHome says that demand from Australia, Europe, and North Asia members for Thailand and the wider SouthEast Asia region far exceeds the available supply.
As Phuket and other emerging high-growth destinations transform into long-term residential and lifestyle destinations, ThirdHome hope to capitalise on the rise of billionaire buyers and wealthy overseas investors offering second-home owners a global, exclusive alternative to Airbnb and Vrbo.
Thailand and Vietnam’s coastal markets in particular sit at the center of ThirdHome’s phased expansion in the region with thriving luxury markets, resort properties and experiential living driven by Phuket, Koh Samui, Krabi, Con Dao and Phu Quoc.
ThirdHome’s rapidly expanding portfolio in Vietnam currently includes 12 luxury villas and mansions, ranging from exclusive beachfront villas at the Six Senses resort in Con Dao National Park – a pristine island and a jewel of the world – to luxurious villas in the ancient town of Hoi An – a UNESCO World Heritage site.
Outside of Thailand and Vietnam, other established luxury markets firmly on the company’s radar include Bali and Japan – two of the most popular holiday exchange destinations for US travellers.
The company is also hot on the heels of Singapore’s billionaires, with the wealthy city-state providing a reserve of affluent second home owners with strong links to Southeast Asia and Asia-Pacific.

In 2025, ThirdHome deepened its presence in the Asia-Pacific region, making a push into New Zealand, where investors can only buy high-value second homes if investing a minimum of NZD $5 million. This opens up over 95 luxury properties in New Zealand’s most breathtaking location to ThirdHome’s elite global clientele.
Passport to everywhere: value-adding for developers, branded residence and hotel groups
With some visitors using the platform as a vehicle through which to ‘try to buy’, ThirdHome is now acting as a surrogate property sales portal and not just to a rarefied world of privately owned homes. Developers are taking note.
For developers in ThirdHome’s primary markets, the platform offers a strategic edge and powerful sales engine that enhances glossy brochure proposals, softening the long-term commitment to one location and hesitation around off-plan buying while offsetting void periods and buffering against fluctuating values.
Delivering immediate value even before owners receive their keys is a lucrative proposition for developers with a growing number of big name brands embracing the rapidly expanding platform as a means of differentiation in a crowded marketplace, inveigling potential buyers with the promise of travel.
Off-plan homes effectively become passports to incredible properties worldwide. “It becomes a lifestyle decision, not just a real estate one,” Shealy concludes.
Beyond the headline press coverage in some of the world’s most prominent publications, the figures are certainly compelling. By partnering with developers, ThirdHome claims to not only enhance the appeal of new properties but also drive qualified leads to luxury projects—40% of members visiting partner resorts ultimately purchase properties themselves.
Those figures are too lucrative to pass by. Working in partnership with ThirdHome are a growing number of global luxury hotel and resort brands such as The Ritz-Carlton Destination Club, Auberge Resorts, Rosewood, Kempinski, Hyatt Vacation Club, Four Seasons Private Residences, and many other household premium names.
Most recently Anantara Vacation Club (AVC), Asia’s premier vacation ownership programme, has signed a 3-year agreement that expands global travel opportunities for AVC Club Points Owners and strengthens ThirdHome’s presence across Asia.
The firm also has several prestige deals with niche, country-specific developers who are also using the platform as a complementary marketing and sales tool.
In Australia, where ThirdHome expanded into domestic prime markets in 2024, the brand paired with luxury developer Graya who sold a lavish penthouse, part of a record-breaking Queensland coastal project of 23 residences, with automatic membership to the home sharing platform.
As developers realised the partnership potential, soon after Byron Bay developer Jason Dunn of JD Property Group signed up to partner with ThirdHome for the launch of his boutique project Secret Garden, a collection of 22 luxury residences.
For both owner, developer and platform, the collaboration is a win-win; ThirdHome plumps its database of outstanding global holiday swap propositions, developers present fresh pipelines to end-users, while potential buyers see that owning a new home gives them access to the world – wherever first class takes them.
For Shealy, nurturing a steady supply of ultra-prime development stock is a strategic lifeline.
As more traditional ultra-prime home owners warm to a brave new world of luxury home sharing – supply from individual owners is limited – Healy has to make do with inventory mainly coming from large developers.
However, as ThirdHome deepens its global footprint, the message remains consistent: luxury ownership is no longer static. It is fluid, global, and increasingly experiential.
Le Collectionist - same product, different model

Another ultra-niche operator in the premium second home rental market is Le Collectionist.
The upscale holiday rental platform shares common denominators with ThirdHome – breathtaking homes in dreamy locations, only available to rent via an exclusive platform – but trades in cold harsh cold, not reciprocity.
For less globally mobile and those incentivised by monetary exchange, Le Collectionist ticks the boxes.
Founded in 2014 with the aim of ‘redefining luxury as the art of sharing’, and growing to over 2,500 exceptional private homes in prime addresses, there’s no ‘swapping’ or developer stock involved.
The premise is simple: Le Collectionist enables discerning travellers to share the joy of living in exceptional rental properties while enjoying five-star services and experiences.
If you can afford the weekly rental sum, you can spend an idyllic week holidaying in the world’s very best homes in locations ranging from Italy to the French Riviera, St Barts, the Balearics and Cape Town.
Each premium home rental is complemented by high-end, hotel-grade concierge services with stays customisable with a myriad of services and memorable experiences.
Value-adding, passionate local experts elevate the experience beyond bricks and mortar, offering authentic insight and one-of-a-kind cultural and entertainment experiences often unavailable elsewhere.
Premium experiences which cement Le Collectionist’s positioning as world’s highest-rated holiday brand include everything from hiring historic sailing boats to vintage cars and curating once-in-a-lifetime activities such as Michelin-starred chef dinners, ski lessons with former Olympic champions, private spas at home and visiting cultural sites out of hours.
The model has proven so successful that Le Collectionist has acquired a number of location-based companies across Europe that bolster luxury inventory and premium add-ons.
Key acquisitions include high-end ski chalet providers and bespoke villa companies as well as expanding its network of brand champions who offer full ‘local immersion’.
According to the founder, the company has a waiting list of thousands of luxury trophy properties across Europe that apply to be listed on Le Collectionist’s platforms, with only the best making the brand’s elite collection.
Every year, they offboard between 10 and 20% of their portfolio of properties that don’t meet the brand’s increasingly high standards.
The villas themselves need to be, or are, truly extraordinary, made to be savoured and enjoyed, often backed by incredible stories and demonstrating world-class design, architecture and amenities.
By building up a portfolio of the world’s best privately owned real estate in breathtaking locations, Le Collectionist aims to differentiate their offering from large hotel chains – offering an intangible ‘sense of belonging’ in homes created by passion, furnished by impeccable taste and framed by life-affirming views.
Luxury second homes - portals to access all areas
For a specific subset of globally mobile UHNW owners, platforms like ThirdHome solve a real inefficiency.
For others, emotional attachment to place still outweighs access while older generations might value complete privacy over global exposure on a public-facing platform.
One thing is certain: second-home growth is being fuelled by the nuanced needs of Generation Z’s ultra-wealthy, who are increasingly nomadic, working across jurisdictions, countries, and continents.
For the minted elite, constraint is the enemy of adventure and ultra-luxury second-home ownership comes with a new set of deeds: belonging, connection, convenience and global mobility.
Vacation homes need to work harder for the rich and access and mobility are becoming as valuable as the asset itself for the next generation of UHNW owners.
And platforms such as ThirdHome and Le Collectionist are obligingly packing their Monogrammed bags.
