Howard Marks’ Mallorcan estate ‘La Posada’ hits the Balearic market for €46M

Billionaire investor Howard Marks lists his Formentor estate at €46 million, testing how far Mallorca’s land-scarce super-prime coastline can stretch.

Perched on a rugged coastal spot on the northern tip of Mallorca where sheer rock face somersaults into the turquoise and lapis waters of the Mediterranean stands 15,000 square feet of quintessential Balearic majesty, La Posada.

When one inevitably does, those worth ten figures or more pick up the phone, each hushed transaction driving lofty new benchmarks of property values on the secluded, ultra-premium Mallorcan frond where land scarcity coupled with a billionaire portfolio premium sees home island values run well into nine figures.

On this privileged nook on the northernmost tip of Mallorca, each estate scattered across Formentor’s starry coast, from traditional waterfront villas to razor-sharp contemporary compounds, are a masterclass in one-upmanship; impossible high-water marks of extreme wealth where some of the world’s richest tune out to a thick chorus of cicadas and views only those with inherited titles or unicorn credentials can claim.

With limited available development plots, estates of the size and architectural and design pedigree of La Posada rarely come to market, usually sold off-market or passed down as generational legacy assets with identities of wealthy families tightly protected.

This, however, is a rare treat, according to listing agents Engel & Völkers, whose managing partner Gary Hobson says its transformation has turned it into an “unrivalled Mediterranean residence.”

A Mallorcan fever dream

Life at La Posada liberally dishes out a glorious Balearic fever dream across 15,000 sq ft of coastal ultra-prime living with direct access to the sea.

By day, aquamarines and topazes that fleck inky blue sea stretch as far as the eye can see, merging with endless blue skies and hemmed by views of craggy, pine-covered Formentor Bay where the Sierra de Tramuntana mountains meet the Mediterranean.

A smattering of summer circuit superyachts making their annual Mediterranean pilgrimage provide the reference point for why this one of the most in-demand and ultra-luxurious enclaves across the Balearics, perhaps the entire Mediterranean region.

Come evening, dramatic sunsets, said to be some of the most spectacular on the island, drench the mountainous, forested peninsular setting land and sea ablaze with burnt oranges, spun golds, and glowing ambers, turning the floor-to-ceiling windows of large-scale waterfront estates into bronzed shields reflecting Mallorca’s legendary golden hours.

These are some of the daily views the current US billionaire owners Howard Marks and his wife Nancy enjoy at their Mediterranean summer residence, one of many he has sold off in recent years including a Malibu beach house for US $38.5 million earlier in May.

Inside La Posada

Originally built in 1968, La Posada was purchased by the Oaktree Capital Management co-founder, the largest investor in distressed securities worldwide, in 2014 for a reported $19 million, with a two-year renovation undertaken to modernise the estate and create a summer residence befitting of one of America’s richest men worth an estimated $2.2 billion.

Interior designer Michael Smith, best known for redesigning the Oval Office for the former US president, Barack Obama, was brought in to deliver a bold, vivid and ocean fresh palette of Mediterranean colours, patterns and textures, with emphasis weighted on handcrafted and bespoke ‘Hispanico meets Moroccan” design elements.

Shimmering sea views from each of the rooms in the stone-fronted main residence will be new owners’ daily tonic.

“Outdoor spaces are carved from time-worn rock facades, with tiered platforms dedicated to relaxing, sun worship and bathing.”

La Posada has seven bedrooms, including two master suites, each with its own en-suite bathroom and dressing area. Each bedroom has doors leading onto outdoor balconies or covered terraces from which to soak in some of the most talked-about views on the island.

Also part of the estate is a separate, two-bedroom guest house and ancillary staff or security quarters.

Formentor is a world unto itself

Since the 1940s, the ultra-private Formentor peninsula, accessed by sea or a single 13.5 km road, has been nominated as the summer centrepiece on the billionaire circuit – nicknamed Billionaire’s Bay – by some of the richest people on the planet who have set up one of the most hallowed private members’ clubs on Mallorca’s northern shores.

You might catch a glimpse of your neighbours a few bays away, or they might be holidaying somewhere else across their asset-rich portfolio that summer.

A starry backstory cements the secluded peninsula as the island’s trophy home cabinet; the entire area was once owned by the wealthy family of poet Miquel Costa i Llobrera, who summered in Formentor each year.

After his death in 1922, parcels of land were sold off, including one acquired by Argentinian luminary Adan Diehl, who constructed the legendary Hotel Formentor.

“Since the 1940s, the ultra-private Formentor peninsula has been nominated as the summer centrepiece on the billionaire circuit.”

The hotel opened in 1929 and quickly established itself as one of the most glamorous hotels of the Mediterranean, hosting the world’s greats – high society, royalty and iconic key figures across politics, literature, film and art.

Grace Kelly and Rainier of Monaco spent their honeymoon there, Charlie Chaplin, Winston Churchill, Gary Cooper, Audrey Hepburn, Claudia Cardinale made it their summer retreat.

Hotel Formentor was controversially sold to the Barceló Group for €165 million, with the arrival of Four Seasons Resort Formentor in 2024, which has seen a coterie of A-listers including Richard Gere and Oprah Winfrey.

Formentor Bay is also one of the highlight stops on the packed Mediterranean itineraries of a new fleet of luxury hospitality-owned superyachts, including the Four Seasons Yachts, partly owned by Bill Gates.

The perennial crowd pleaser with high-end trimmings

Mallorca is one of the most internationally-minded islands in the Mediterranean, with a growing permanent and summer circuit population of wealth US buyers, charmed by the island’s heady mix of breathtaking natural beauty, ultra-private waterfront estates, five-star hotels fine-dining restaurants and long-standing relationship with America’s literary and artistic elite.

Direct flights from New York to Mallorca have further oiled the migratory path for US investors seeking some of the most prestigious addresses in the Mediterranean, of which La Posada may just be one.

Engel & Völkers’ Balearic research shows that Mallorca's market is liquid at its core, and has been consolidating rath the past 12 months.

The investor’s view

Our analysis of Engel & Völkers’ own Balearic Market Report 2025/26 determined that Mallorca’s market is liquid at its core, and has been consolidating rather than accelerating over the past 12 months.

According to E&V’s book, they sold 405 Mallorcan properties with €796.7 million in transaction volume (+3%, 38% above the decade average). Against the 10,775 sales on the island over that period, a pattern of fewer deals with higher deal value has become apparent.

Depth is what makes it liquid with differentiation living in its sub-markets such as the equity-rich ultra-prime of Son Vida (villas listing €8–14 million), to the relocation-driven West Coast.

Home values in Formentor are largely decoupled from Mallorca’s broader luxury market. New owners of La Posada will know that they are acquiring of the Formentor’s significant trophy estates with bespoke, hard to replicate interiors offering unrivalled lifestyles on one of the most breathtaking and private corners of the island.

So, who could be the buyers? Perhaps not the silver screen stars of yesteryear who are associated with populating Formentor’s rocky coastal oases, but someone more in Marks’ image – maybe more contemporary – in the finance, media or big tech sectors. Someone looking for a true flagship secondary residence, one without rival.
