In London’s super-prime property market, its ultra-high-net-worth clientele are looking for something more when it comes to attaining total luxury

“London’s super-prime market has evolved beyond beautiful interiors and prestigious postcodes,” Yasmin Ulhaq, the founder and director of high-end property management company, Glenfield Property Management tells us, as we sit down to discuss the rising trend for concierge-style property managers.

Ulhaq, whose firm specialises this more flexible approach, has witnessed the divergence from super-prime homeowners furnishing their households with a full-time staff, towards a service that’s less embedded yet more nimble, for a clientele increasingly on the move.

“Today, value lies in experience, execution, how effortlessly a property runs,” Ulhaq says. “It lies in how quickly issues are resolved and how seamlessly a client can arrive and live without friction. Concierge-style management delivers exactly that.”

In our conversation, she reveals how property management is evolving from reactive maintenance to proactive lifestyle curation, how technology and travel has changed the paradigm of what UHNW clients expect, and why the future of luxury living just about how effortlessly your environment operates as it is where in the world it’s located.

Yasmin, could you start by explaining what concierge-style home management actually means, and how it differs from traditional property management or having full-time household staff?

Concierge-style home management is really about bringing a five-star hotel experience into the comfort of your own home, but with the discretion, trust and personal touch that private clients expect.

Traditional property management tends to focus on the basics: maintenance, compliance and tenancy logistics. We go far beyond that. Our concierge-style approach means every detail of the home is cared for, whether it’s coordinating weekly housekeeping, managing renovation projects or ensuring your fridge is stocked before you fly in from Dubai or New York.

For clients who don’t want the commitment of full-time household staff, it’s the perfect balance. You still have access to that seamless, fully-managed lifestyle – the heating is on, flowers are delivered, the car’s detailed and the sheets are pressed – but without the need to employ and oversee a permanent team.

We’re seeing more ultra-high-net-worth families and global entrepreneurs opting for agile, on-demand home support. What’s driving this shift away from permanent staff towards a more flexible, concierge-led model?

We’re definitely seeing that shift, and it makes perfect sense. Today’s ultra-high-net-worth families and global entrepreneurs are far more mobile and time-conscious than ever before.

They’re travelling between homes, spending months abroad and juggling multiple properties across different cities, so the idea of maintaining full-time household staff in every residence simply isn’t practical anymore.

What they really want is flexibility without compromise – a trusted team that can step in instantly, manage everything with precision and then quietly step back when the home isn’t in use. That’s exactly where Glenfield’s concierge-led model fits in.

We provide the same calibre of care and discretion you’d expect from private household staff, but on a bespoke, on-demand basis. Whether it’s preparing a London townhouse for a family’s return, managing a complex refurbishment or arranging last-minute housekeeping before guests arrive, everything is executed seamlessly, without the formality or fixed overheads of permanent staff.

Could you walk us through a typical assignment? What does it take to make a home “arrival-ready” for a client returning to London after months abroad?

No two homes are ever the same – that’s something we remind every new client at Glenfield. Each property has its own rhythm, its own personality and its own level of care required – a modern penthouse in Knightsbridge has completely different needs to a period townhouse in Belgravia or a lateral apartment in St John’s Wood.

But what never changes is our goal: to make every home feel effortlessly ‘arrival-ready’.

When a client is returning to London after months abroad, our preparation starts well before they land. We review the property in detail, carrying out a full inspection to check systems, utilities and security.

We test heating, air conditioning, lighting and appliances, because even a short vacancy can lead to small issues that need proactive attention.

Then comes the personal touch, and this is where the concierge element really comes alive. The fridge is stocked with the client’s preferred groceries, fresh flowers are arranged, linens are laundered and pressed and their chosen housekeeping team prepares every room.

For some clients, we coordinate with their drivers or chefs; for others, we handle pet care, wardrobe unpacking or even seasonal updates like switching bedding and scents. By the time they walk through the door, the house feels alive again – lights on, candles ready, heating just right and not a single thing out of place. It’s as if they never left, yet everything feels subtly refreshed.

The level of detail in these services sounds extraordinary, from wardrobe rotations to pet care. How do you balance discretion with the demand for responsiveness and personalisation?

It’s a fine balance and it’s one we’ve built our entire ethos around – discretion isn’t just a policy, it’s a culture. Every member of our team, from property managers to contractors, operates under strict confidentiality agreements and professional codes of conduct. We handle clients’ homes, personal belongings and schedules with the same sensitivity as a private family office.

That said, discretion doesn’t mean distance. Our clients rely on us to be highly responsive, often at short notice, so our systems are designed to support both privacy and agility.

We maintain structured communication protocols encompassing secure channels, controlled data sharing and layered access permissions, ensuring that only authorised personnel handle sensitive information or attend a property.

When it comes to personalisation, every request, however detailed, is documented, approved and executed within compliance parameters. Whether it’s wardrobe rotations, seasonal dressing, pet care or staff coordination, we ensure full traceability and accountability at every stage.

In what ways are technology and digital communication shaping the evolution of this sector? Has the definition of “service” itself changed as a result?

Absolutely – technology has completely redefined what ‘service’ means in our industry. We see it as the bridge between efficiency and experience. Our clients are global, mobile and time-poor, so they expect instant communication, full transparency and absolute precision, all without compromising on the personal touch.

Digital platforms now allow us to manage homes proactively rather than reactively. We use smart home monitoring, digital maintenance logs and cloud-based asset registers to track everything from energy usage to appliance servicing.

That means we can identify potential issues long before they become problems, ensuring properties are always ready, compliant and operating at five-star standard.

But perhaps the biggest shift is how clients define ‘service’ itself. It’s no longer just about responding quickly, it’s about anticipating needs. A client might send a single WhatsApp from Monaco or Doha, and within minutes, their London home is being prepared for their arrival.

So while technology enhances speed, accuracy and visibility, it’s the human intelligence behind it – the intuition, judgment and care – that keeps it truly bespoke.

You mentioned working with entrepreneurs who expect their homes to function like well-run businesses. How does that mindset translate into the way you manage or report on a property?

This is something we see more and more of these days. Many of our clients are highly successful entrepreneurs or family office principals, and they expect their homes to operate with the same level of efficiency, structure and accountability as their businesses, so we mirror that mindset.

We treat each property like a standalone enterprise with its own budgets, service contracts, performance reports and compliance records. Every expense is tracked, every maintenance task logged and every supplier vetted. We provide clear financial summaries and operational reporting, so our clients can see exactly how their property is performing, just as they would review a business portfolio.

It’s also about strategy. Entrepreneurs value predictability and return on investment, so we look ahead, forecasting maintenance cycles, identifying cost efficiencies and protecting asset value through preventative care.

Looking ahead, do you think concierge-style home management will become the new standard for prime and super-prime London living – or will it remain a niche, ultra-bespoke offering for a select few?

I think we’re already seeing the shift – concierge-style home management is rapidly becoming the new benchmark for prime and super-prime living in London. What was once considered an ultra-bespoke service reserved for a handful of UHNW families is now becoming an expectation, especially among international buyers, entrepreneurs and globally mobile clients.

Post-Covid lifestyles, hybrid working and the growth of cross-border ownership have all accelerated the demand for on-demand, tech-enabled, white-glove property care. Owners no longer want a phone book of suppliers, they want one trusted team who can manage everything with discretion, transparency and accountability.

That said, the service will always remain highly curated, because the level of personalisation we offer can’t be mass-produced. Every Glenfield-managed property is run as a unique ecosystem tailored to the owner’s lifestyle, travel patterns and expectations.

So while I believe concierge management will become the new standard in prime property, only a few firms will be able to deliver it at true five-star calibre. The future of luxury living isn’t just about where you live, it’s about how seamlessly your life operates within that space.
