These new trophy developments are injecting new stock into the top of the London market as the warm sunshine and longer days wake buyer interest – a welcome addition given how tight things are becoming at London’s top end, with supply increasingly curated for the world’s wealthiest and mobile.

Who are the buyers?

For ultra-high-net-worth buyers, London continues to offer stability and liquidity at the highest rungs of the property market.

Despite luke-warm tax policies, wealthy overseas investors are drawn to London as a secure global base and its property market a hedge against volatility.

As a trickle of ultra-prime homes enter the market this spring, competition for the best London homes will heat as investors commit to plans that may have been put on hold due to global crosswinds.

A fresh influx of capital from Gulf investors and returning expats seeking a temporary or permanent London base may also provide an injection of buyers seeking the highest quality assets in the capital.

Lifestyle-led buyers from the Middle East, China and the US seeking a seasonal London base who are not area specific or looking beyond traditional PCL postcodes such as Mayfair and Bayswater will choose developments offering lock-up-and-leave amenities and resort-style amenities as they travel on holiday or business.

According to high-end realtor Savills, younger high-net-worth buyers are prioritising cultural vibrancy and transformational areas, valuing neighbourhood character and Instagrammable opportunities over traditional prestige locations.

This shift chips away at the traditional dominance of Mayfair and Belgravia, giving emerging West London enclaves a more credible claim on global capital.

The capital’s newest PCL village and the last of the capital’s prime ‘opportunity areas’, Bayswater, W2 has been transformed from a scruffy touristy thoroughfare north of Hyde Park into a luxury postcode serviced by high-end dining and retail.

At the heart of the area’s redevelopment is The Whiteley, one of London’s most ambitious heritage regeneration projects, now home to Six Senses London and upscale private residences moments from Hyde Park.

Filling in the final pieces of Bayswater high-end facelift is the boutique marque scheme Vabel Townhouse.

Completing and launching sales in May, the six-storey Vabel Townhouse sits on Queensway, closer to the park end of Bayswater, and replaces a parade of dated shops with 28 apartments alongside 2,691 square feet of ground-floor retail.

Vabel Townhouse, ‘a reimagined Victorian townhouse’ positions itself as a boutique, design-led alternative to larger branded schemes – but without the same depth of amenities, it will rely heavily on Bayswater’s regeneration story to justify pricing, which starts at £1.7 million.

Nothing is production line; interiors lean on natural materials and soft palettes, aligning with current demand for hotel-style, low-maintenance living.

Outdoor amenities include private terraces and balconies, with resident-access to a private courtyard. Other resident perks include underground parking, 24-hour concierge team and gym and wellness facilities appealing to overseas investors seeking a dip-in, dip-out London base.

Vabel Townhouse is the first of two major Vabel projects to be delivered in Queensway.

The developer’s second development in W2 and its largest project to date is the large-scale redevelopment of Queensway Parade into a pedestrianised prestige shopping and dining area spanning 200,000 square feet.

The project will see the creation of 94 new homes along with high-end new shops, cafés and public realm improvements.

Vabel’s managing director and co-founder, Daniel Baliti, said: “Queensway is re-energising its reputation as a vibrant, multi-faceted community and we are delighted to be a part of its continued transformation.”

Decommissioned in 2015 and formerly known as “Kensington Kinema”, a seven screen modern cinema facility has been moved below the building’s eight-storey core, which has taken on new silver screen qualities.

The family-centric, mixed-use project pulls the curtain on lifestyle-led apartments and five penthouses that also absorb four neighbouring buildings including a postal sorting office on High Street Kensington.

Led by Ardmore Group and developer Lodha, the firm behind Mayfair’s iconic No.1 Grosvenor Square, 71 super-prime apartments and penthouses are dressed by the developer’s in-house design studio and organized around a landscaped central courtyard designed by nine-time Chelsea Flower Show gold medallist, Andy Sturgeon.

The first phase of the project landed in 2022. In April, the second and final phase of Holland Park Gate brings to market 25 apartments, some which have a terrace or outdoor space.

Holland Park Gate offers a strong lifestyle proposition via resort-style amenities; completing the development is a world-class health club & spa, with a 25-metre swimming pool, gym, and private treatment rooms.

Other community-focused perks include a concierge, office and meeting spaces, on-site restaurant, dining options and a resident library.

In a bid to build a community of high-net-worth families, the development is one of London’s first family-centric super prime projects, catering to a growing number of buyers wanting trophy homes that are child-friendly, durable and practical without sacrificing the glamour trappings of homes in this category.

With some of London’s best private schools clustering around Kensington, UHNW parents’ can make use of the kids’ club, weekly laundry service, school shuttle bus to local schools and a chauffeur service.

In August a penthouse at Holland Park Gate hit headlines, transacting for £22 million.

Number of units: 118
Prices from: £1.1 million for a one-bedroom apartment; two-bedroom apartment average at £2 million.
Size: 1-4 bedroom apartments including duplex penthouses
Developer: London Square, Fourfoursixsix, and 5PA Architects.

The large-scale regeneration of a swathe of former industrial land in Battersea is one of the capital’s greatest regeneration stories, now home to the iconic Battersea Power Station development and luxury new riverside homes that elevate the shoreline.

Part of the urban rejuvenation is Ransome’s Wharf, London Square’s latest addition to their prime and super prime division.

Moments from Battersea Park, the Albert Bridge and the Chelsea Embankment, the development adds five new residential buildings to Battersea’s Cultural Quarter – one of only a handful of new homes delivered on the west side of Battersea Park.

Originally the site of one of London’s main Norwegian ice hubs at the turn of the 20th century, design cues lean heavily on warehouse-style vernacular with crittal windows and exposed brick, a nod to industrial heritage.

The dockside development brings to market 118 one- to four-bedroom apartments and penthouses set among landscaped gardens and its own historic dock – all anchored by a vibrant new plaza with destination dining, cafés and leisure facilities.

Sales officially launch in March with the first show residence ready in June. Construction completes in 2028.

Investor notes: Taken together, these launches point to a market that is not expanding, but refining – fewer schemes, more targeted propositions, and a growing emphasis on lifestyle infrastructure over scale.
