There are very few by our estimation, but none quite like luxury property developer Fenton Whelan’s new £42m ($56m USD) penthouse suite atop of its marquee development, Park Modern.
Much like its sister suite, the penthouse property is one of the most expensive to hit the London property market this year, and is the first to be offered in full turn-key condition.
It follows the completion of the 55-apartment, £530m GVA development last May, and represents the largest scheme completed to date for Fenton Whelan, whose other projects include Greybrook House in Mayfair, and the Four Seasons Hotel in Trinity Square.
The five-bed property enjoys this accolade in no small part to its sprawling panoramas of vast parts of south and east London, which can be enjoyed from its immediate Bayswater position overlooking Hyde Park. Residents can enjoy all of this from their own 1,745 sq ft private terrace.
The 5,580 sq ft penthouse is spread across atop the eighth floor and is the second trophy property to be launched in the Park Modern scheme, following the launch of a 6,800 sq ft unit – replete with a 2,500 sq ft private terrace – which hit the market back in 2024 for a cool £60m ($81.2m USD).
Interiors have been designed in-house by Fenton Whelan’s interiors team, using a tonal palette of greens, blues, whites and greys, and inspired by “the lush greenery of Kensington Palace Gardens”.
A high-speed lift takes residents directly to a large, marble-floored entrance, which gives way into the main reception room. Views across the park can be observed from two floor-to-ceiling windows and two further curved bays.

The space gives way to a 12-seater dining room, complete with design-led flourishes, such as pendant lights by Apparatus, a grand piano, Domino rug from Zoffany, green lacquered table, blue velvet chairs and a green velvet Mad Queen armchair.
The kitchen is similarly clad in grey Vision marble and features integrated Miele and Gaggenau appliances, and three different seating areas including a breakfast bar, a casual dining area with banquet seating and a smaller ‘family’ table and chairs.
An office/library room takes on an “Asian-inspired theme”, with finishing touches such as green marble desk, a Vincenzo Maiolino coffee table, a Roche Bobois rug, and artwork by British artist George Gard.
Its principal bedroom, dubbed “the ultimate in understated luxury” by Fenton Whelan’s in-house design team, opens onto the property’s private terrace, and has two walk-in wardrobes and an “indulgent” bathroom. All four bedrooms are finished to a high specification and include en-suites of their own.
Outside of the penthouse, residents in the development can enjoy amenities including a 24/7 concierge; a function/private dining room; salon; a gym, spa and treatment area; 25-metre swimming pool; and valet parking.
The developers have also called on one of London’s great restaurateurs, Jeremy King, to create a “21st Century Grande Café” dining experience, aptly named The Park, which is open to both penthouse residents and the public. Residents can even hire chefs to cook for them in private.
“It is the finest new turnkey residence in London,” says James Van Den Heule, co-founding director of Fenton Whelan.
Fenton Wheeler co-founding director, Sanjay Sharma, says: “The penthouse has a spectacular south facing aspect providing sunrise to sunset views including Kensington Palace, Royal Albert Hall, the Shard, and the City of London skylines and offers exceptional, understated luxury.”
