The ultra-high-end Maldives-style branded residences model is shifting gravitational pull towards Belize’s prime and super-prime real estate markets, with the 2028 launch of Six Senses Belize.
Lapped by the turquoise waters of the Caribbean off the coast of Ambergris Caye in Belize, just 16 two- and four-bedroom, Maldives-style overwater branded residences are on offer at the new Six Senses Belize, with sales launching this spring and construction underway.

A groundbreaking resort where low-density living comes first
The residential arm of a private island resort, Six Senses Residences Belize is ultra-low-density, scarcity-led positioning at the very top end.
It targets ultra-high-net-worth (UHNW) buyers seeking Maldives- or Bora Bora-level luxury and privacy over scale, while maintaining the high-end service standards associated with the barefoot lifestyle brand.
The branded scheme is one of only two other ultra-luxury developments in Belize, which count Four Seasons Private Residences (Caye Chapel) and Belize Marriott Residences (Ambergris Caye).
A tropical canvas lapped by turquoise waters of the Caribbean, fringed by powder white sands and lush rainforest, the private island resort will also offer a 40-key hotel with overwater bungalows with all the high-end signature trimmings of the wellness-focused hospitality and lifestyle brand.
Making island life a daily ritual, owners of the private residences will have access to the resort’s top-end services and amenities: two signature restaurants, a private 1.5-mile sandbar and beach club, the spa and wellness center, The Nest social lounge, oceanfront yoga pavilion, kids club, and fitness center.

Ultra-luxury living that revels in nature
Arizona-based architectural firm Studio CABAN (also behind Ritz-Carlton Residences) was engaged to bring to life the two-floor overwater villas, with two available floorplans of two and four bedrooms.
Barefoot and inside-outside living come as standard, with prices starting from US $3.75 million.
A village-style sanctuary threads through sand paths, mangroves, and natural lagoons. Treatment rooms open to ocean views, a yoga pavilion at the water’s edge, longevity programs, and a spa philosophy rooted in both ancient Mayan healing and modern wellness science.

Residents will also have access to Six Senses adventures and excursions, including snorkeling, water sports activities on Secret Beach, inland culture and nature tours, and spa and yoga access.
The closest airport is San Pedro, with a 15-minute onward private boat transfer to the island. Flights from southern US cities such as Miami, Houston, and Atlanta take approximately three hours, while flights from New York and Los Angeles take approximately five hours.

Six Senses underlines its aggressive expansion plans
The Six Senses hospitality brand is on an aggressive growth phase of what it describes as an “urban awakening.”
Recent and forthcoming openings in 2026/27 include established urban trophy hubs such as Six Senses London, debuting in spring 2026, followed by properties in Milan, Dubai, and Tel Aviv, plus a coastal resort in Amaala in Saudi Arabia.
A pipeline of future launches across remote and exotic destinations also includes Six Senses Xala, off the coast of Mexico, and a resort hidden in a private bay in Greece.
The luxury travel brand has also debuted its first private members’ club, Six Senses Place, at its first major urban hotel – Six Senses London.
It provides a space for socialising and wellness, functioning as a social/work/wellbeing club with a bar and lounge, restaurant, private dining rooms, and co-working and meeting spaces. The standout feature is the Longevity Medical Clinic, which will be a first in the UK capital.

The wider Caribbean super-prime boom
The launch of Six Senses Residences Belize coincides with a structural shift across the region, where the Caribbean luxury property market is thriving as a permanent hub for global wealth.
Driven by an UHNW desire for geographic diversification and lifestyle resilience, destinations like Barbados and Antigua are seeing an influx of long-term capital.
This transition is heavily supported by favorable tax structures and infrastructure upgrades that improve international connectivity, while premium beachfront properties in the region are commanding up to 12% annual capital appreciation.
Modern buyers are increasingly demanding low-density, design-led homes that offer complete lifestyle ecosystems.
A prime example is The Beach Club in Barbuda, Robert De Niro’s $250 million Caribbean escape, where off-grid, eco-conscious residences fetch between $7 million and $15 million.
As major hospitality brands rapidly expand across these shores, Six Senses Residences Belize represents the next logical frontier for elite buyers looking to swap traditional luxury hubs for private, wellness-focused sanctuaries.
