Tenuta Toscana: A new luxury community in the heart of Tuscany

Discovery Land Company has launched its first Italian venture, Tenuta Toscana Golf and Field Club, an 80-residence, design-led resort epitomising the developer’s signature “laid-back luxe” ethos.

Discovery Land Company is conjuring a new Italian-American dream, with the launch of its Tenuta Toscana Golf and Field Club in Tuscany.

It’s a gambit that carries a certain serendipity, the developer believes, as Toscana is central to their plans to grow on the continent and an expression of the brand’s philosophy itself.

Nestled within the 2,700-acre Castelfalfi territory between Pisa and Florence, Discovery’s new resort aligns with Tuscany’s growing position on the global super-prime stage.

It’s a calculated bet that Tuscany’s combination of cultural capital, lifestyle credentials, and relative accessibility will be central to the developer’s ambitious plans to add to its burgeoning portfolio of luxury communities, across four continents.

The American infiltration of European luxury

When Mike Meldman founded Discovery Land Company over three decades ago, he pioneered a formula that has since defined ultra-luxury residential resort living: members-only communities that seamlessly blend into their natural surroundings, while delivering world-class amenities and services that feel warmly familial.

Discovery’s European footprint is expanding with strategic precision. Following CostaTerra Golf and Ocean Club in Comporta, Portugal, and Taymouth Castle Golf and Sport Club in Perthshire, Scotland, Tenuta Toscana marks the company’s third European scheme, and its first venture into Italy.

For Meldman, the choice of Tuscany was inevitable. “When you think of Europe, you think of Italy. Tuscany, in particular, is the pinnacle of refined and simple living which is what Discovery is all about,” he explains.

The founder’s personal connection to the region, built through family trips with his sons, and underscores a broader market reality: Tuscany evokes an emotional state that transcends traditional luxury metrics.

Yet sentiment alone does not drive Discovery’s investment thesis. Steve Adelson, Partner and Chairman of Discovery Creative, frames it as an opportunity that takes the company to a new level: “We’re truly primed to create one of the world’s greatest destinations filled with amazing experiences, culture, and so much natural beauty,” he says.

“Together, with the entire Castelfalfi community, we are writing one of the great stories in luxury developments.”

The Castelfalfi advantage

Tenuta Toscana will feature approximately 80 design-led residences across the estate, comprising both meticulously restored historic farmhouses – known as casali – and contemporary new builds designed by renowned Italian architectural firm Marco Casamonti/Archea Associati.

Each casale occupies a secluded position within the landscape, imbued with its own narrative and architectural character. Residences are being released in phases, with sales already commenced.

What distinguishes this offering from conventional Tuscan property development is Discovery’s operational model. Buyers are not simply purchasing real estate; they are joining a members-only ecosystem where every detail – from landscape maintenance to concierge services – is managed by Discovery’s famously attentive teams.

The development’s setting within Castelfalfi – home to a mediaeval borgo dating to 754 AD and a Forbes Five-Star award-winning hotel – provides both infrastructure and credibility that would take decades to establish independently.

Castelfalfi’s existing hospitality ecosystem contains boutique shops, cafés, and restaurants celebrating Tuscan artisanal traditions, and delivers immediate lifestyle amenities while the hotel’s international recognition validates the destination’s luxury credentials.

The Lodging Club: Redefining property access

Perhaps the most significant innovation at Tenuta Toscana is the introduction of The Lodging Club – a first-time opportunity for members to access a Discovery community without full property ownership.

Situated adjacent to Castelfalfi’s historic hotel, the club provides generous annual access to the estate alongside the ability to stay in thoughtfully designed accommodations.

This flexible approach addresses a fundamental shift in ultra-high-net-worth lifestyle preferences. As remote work becomes normalised and global mobility increases, traditional second-home ownership – with its attendant management complexities and fixed locations – appears increasingly inflexible.

The Lodging Club offers the warmth and connection that define Discovery communities while acknowledging that today’s wealthy are seeking experiences and access rather than static assets.

The model also represents shrewd commercial strategy. By lowering the entry threshold whilst maintaining exclusivity through membership curation, Discovery can broaden its addressable market without diluting brand positioning – a balance that has eluded many luxury hospitality groups as they expand.

Championship amenities meet Tuscan authenticity

At the heart of Tenuta Toscana lies a championship 18-hole golf course designed by legendary architect Tom Fazio – arguably Italy’s finest.

The course captures Discovery’s distinctive approach to the game: blending technical excellence with relaxed, welcoming ambiance that accommodates players regardless of skill level.

This democratic ethos, unusual in European golf culture, reflects Discovery’s American roots and family-oriented positioning.

Beyond golf, the estate’s Hunting Reserve and lodge will host Discovery’s signature Outdoor Pursuits program. Comprising experts and local guides, the program curates bespoke excursions including hiking, biking, fishing, archery, falconry, and children’s lake activities.

This emphasis on immersive, nature-based experiences differentiates Discovery’s offering from traditional resort amenities and resonates with evolving luxury consumer priorities around wellness and authentic engagement.

Encapsulating Italy’s gastronomical heritage

Tenuta Toscana’s culinary program leverages Tuscany’s gastronomic heritage with contemporary sophistication. The estate encompasses 61 acres of vineyards and 100 acres of olive groves, producing exclusive private-label wines and oils for residents.

Ingredients are sourced from the estate’s gardens and neighbouring farms, whilst programming includes culinary classes, cheese and charcuterie tastings, and truffle foraging excursions led by local experts.

This integration of agricultural production with residential living creates both lifestyle amenity and narrative authenticity – residents are not merely visiting Tuscany; they are participating in its agricultural traditions.

For Discovery’s target demographic, this represents the apex of experiential luxury: activities that combine education, cultural immersion, and exclusivity.

The European opportunity

Discovery’s European expansion arrives at a pivotal moment for the continent’s luxury residential market. Political stability, established legal frameworks, and cultural cachet are drawing high-net-worth individuals seeking alternatives to emerging markets characterised by regulatory uncertainty and governance concerns.

Tuscany’s particular advantages are manifold. Unlike coastal Mediterranean destinations increasingly pressured by overtourism and climate considerations, rural Tuscany offers space, privacy, and temperate seasons.

The region’s proximity to Florence and Pisa provides international connectivity whilst its inland position delivers tranquillity. Most significantly, Tuscany’s cultural resonance – centuries of artistic achievement, architectural heritage, and lifestyle refinement – creates emotional value that newer luxury destinations cannot replicate.

For well-advised buyers, the calculus is compelling, and underpinned by Discovery’s proven operational model. Combine this with Castelfalfi’s existing infrastructure and Tuscany’s enduring appeal, the rare convergence of lifestyle quality, investment security, and brand credibility, and you’re on to one of the “great stories in luxury developments’” history, as Adelson puts it.
