Why Tonino Lamborghini Chose Ras Al Khaimah for Its First UAE Branded Residences

Tonino Lamborghini’s move into Ras Al Khaimah reflects a growing shift toward brand-led luxury living beyond Dubai.

Another luxury lifestyle brand has entered the UAE’s luxury branded residence market with the launch of Tonino Lamborghini residences on Al Marjan Island, marking the debut of the Italian luxury brand in Ras Al Khaimah.

While Dubai remains the UAE’s dominant super-prime market, Ras Al Khaimah is increasingly attracting brands seeking earlier entry points, lower density, and a lifestyle narrative centred on waterfront living rather than urban spectacle.

For Tonino Lamborghini, the choice of Al Marjan Island reflects a strategic alignment with buyers who value brand identity, privacy and long-term positioning over immediate visibility – a profile that is becoming more pronounced among internationally mobile high-net-worth individuals relocating to the UAE.

Tonino Lamborghini is owned by the eponymous Italian entrepreneur and son of supercar founder Ferruccio Lamborghini.

Founded in 1981, the Italian luxury lifestyle brand is known for its branded hotels, real estate, premium beverages and lifestyle accessories. The launch in the emirate marks Tonino Lamborghini’s first signature residences in the UAE.

Delivered in partnership with BNW Developments, the new Tonino Lamborghini Residences on Al Marjan Island will bring together the Italian luxury brand’s bold signature aesthetic, high-end living and long-term investment appeal.

Occupying a prime waterfront position, the branded development comprises 377 luxury apartments, including studios and one-, two- and three-bedroom units, alongside villas, penthouses and mansions.

The development is positioned as a coastal ultra-luxury ‘immersive experience’ that combines architecture, interior design, legacy and lifestyle branding.

Creative direction is led by Angela Krieger, with interior design curated by architect Carlos Rossi with internal aesthetics conceived as an extension of Tonino Lamborghini’s design vernacular – bold, refined, quietly elegant and thoughtfully adapted for RAK’s cosmopolitan living.

Lifestyle amenities form a central part of the Tonino Lamborghini Residences concept.

Clean architectural lines frame generous volumes, allowing light to move freely across textured surfaces and tailored finishes.

“At BNW, we don’t just build homes, we curate investment-grade lifestyle experiences,” said Ankur Aggarwal, Chairman and Founder of BNW Developments. “Partnering with Tonino Lamborghini is a milestone that reflects our vision to bring global design legends to the region, delivering spaces that celebrate heritage while creating tangible value for discerning investors and residents.”

Tonino Lamborghini, Founder of the Tonino Lamborghini brand added, “ Partnership with BNW Developments opens a new chapter in a strategic market and allows us to shape a destination that tells my story and my vision: a balance between identity and future.

“This project will be created to welcome people who are looking for something more: environments where contemporary comfort meets international charm, and where every detail bears the unmistakable signature of my style.”

The project was officially unveiled at a star-studded event in Dubai attended by high-net-worth individuals (HNWIs), industry stakeholders and celebrities.

Dubai-based BNW Developments is behind many of the region’s ambitious, large-scale residential projects – dubbed ‘lifestyle experiences’ with long-term investment appeal.

Other branded partnerships include La Perla on Marjan Island and Ramada Residences by Wyndham in Al Jaddaff.

The project adds to a growing pipeline of luxury real estate projects in the area.

BNW Developments said the Tonino Lamborghini Residences project is expected to contribute to Ras Al Khaimah’s evolving landscape as the emirate continues to attract global brands and investors seeking premium waterfront destinations.

Iconic French design house Karl Lagerfeld has recently launched its branded residences on Al Marjan Island.

Family connections are strong within the UAE. The Lamborghini name also lends itself to the Dubai-based Lamborghini Mansions, comprised of 40 6-bedroom villas.

The branded development is brought to market through a partnership between iconic Italian brand Automobili Lamborghini and Dubai developer Emaar Properties.

This suggests that branded residences are increasingly valued not just for prestige, but as a way for buyers to reduce lifestyle and service uncertainty when entering emerging luxury destinations.

The growing pipeline of branded luxury residences on Al Marjan Island represents a wider trend fuelled by buyer demand for premium hospitality and brand-led living alongside a sharp rise in monied international investors moving to the UAE.

New data shows soaring premiums and record branded homes sales as global brands reshape the UAE’s high-end property market through branded residences. The record figures demonstrate surging interest in ultra-premium branded homes throughout the Middle East.

A staggering 7,700 branded units were sold in 2025 in Dubai alone, with buyers paying on average 64% more for branded homes compared with non-branded properties in the same locations

The pipeline is substantial, with 31,300 units across 110 projects forecast by 2030, says a new report by developer CBRE.

As Ras Al Khaimah continues to attract global luxury brands, projects like this underline how identity, timing and place are becoming as important as scale in the UAE’s next phase of super-prime living.

Other standout residential projects that have recently launched or been announced include Trump Tower Dubai, Chelsea FC football-branded residences in Dubai’s Maritime City, Armani Beach Residences Dubai, Emaar Hills new mega-mansions, and the anticipated Buddha Bar-branded floating residences on Dubai’s World Islands.
