There are 437 homes set in a walkable, nature-led masterplan.

Townhouses and villas come in 2-4 bedroom configuration, featuring private gardens, covered parking and a family-friendly design.

Human connection and social interaction is at the centre of Al Ghadeer Gardens’ value proposition; resident families can enjoy a resort-style swimming pool, splash pads, open play areas, sports courts, desert stargazing lawns, an edible garden, and an events lawn that will bring neighbours together for community gatherings and celebrations.

Of particular interest to investors exploring long-term opportunities in a fast-growing, mid-market commuter hub bookended by two emirates, the master-planned suburban development is tied to future residential transport, employment and education opportunities.

Al Ghadeer Community has strong investment fundamentals for a mid-market UAE property play.

Investing in Al Ghadeer Gardens

Despite the mid-market price point, recent transactional volume data from the Dubai Land Department shows the Al Ghadeer area’s price-per-square-foot has appreciated 8% over the last quarter, a higher rate than the 5% average seen in established Dubai Marina prime sales.

The 2030 opening of the British School introduces a critical time arbitrage for long-term investors: the guaranteed future amenity is likely to accelerate capital appreciation in the final three years before the school opens its doors, mirroring the ‘education bump’ seen in Jumeirah Golf Estates.

A new education provider in Al Ghadeer British School

Scaffolding the area’s family-first credentials, the new Al Ghadeer British School will open for the 2030 academic year.

Following the British Curriculum with capacity for more than 2,800 students, the Aldar Education-operated school will combine academic programmes with a rich extracurricular offer spanning creative arts, music, sport, and digital literacy.
