Lendlease and Armani/Casa Sydney collaboration and first whole-floor branded residence at One Circular Quay, ‘The Cove’, arrives with a tagline that says it all: location and brand prestige, an Armani-premium, and postcard views across Sydney Harbour.
One Circular Quay is a glossy new player in the city’s coterie of super-prime ‘Towers of Power’, which include Crown Sydney and One Sydney Harbour.

It reflects a broader shift in the city’s prestige market as affluent buyers prioritise luxury apartments that offer iconic architecture, hotel-style concierge and wellness amenities coupled with Harbour or skyline views.

Australia’s first fashion-branded private residence
The four-bedroom, full-floor sub-penthouse overlooks both the Sydney Opera House and the Sydney Harbour Bridge from a privileged vantage point on a slice of harbourfront fast running out of development sites.
These are views they won’t make anymore, and The Cove offers some of the best that money can buy.
Straddling the 53rd floor, The Cove is a one-of-one legacy asset in a purposefully restrained ultra-premium residential tower of just 158 private residences where prices start at AUD$12.75 million (US $8.84 million) for a two-bedroom apartment.
An external terrace extends the main living zone directly outside, where, arguably, doing most of the talking are the money-can-buy, front-row views of Sydney’s Opera House, Harbour Bridge and cityscape beyond.
The layout prioritises total separation from the rest of the building’s infrastructure. A private lift exits directly into the residence, with no shared communal spaces.
The primary suite bookends a dedicated wing of the floor plan with an attached walk-in dressing room and a private spa. At the other end sit secondary bedrooms and a study.
Its launch “is a moment of real significance for Sydney and for the branded residences category in this country,” says John Taylor, Head of Product & Design at Lendlease, with the potential to create a benchmark address in a city still untouched by the branded residence model.
The Cove: Armani/Casa makes a Sydney debut
Developers have pitched the home between AUD$60 million and AUD$70 million ($41–48 million), almost half the AUD$141.55 million paid for a 9-bedroom super-penthouse at One Sydney Harbour in 2019, should the residence achieve the top end of the asking price.
For context, a three-level penthouse at One Circular Quay is still on the market for AUD$150 million, making it the most expensive property in Australia.
While square footage won out at One Sydney Harbour, the Sydney Harbour premium is driving the $10 million more in asking price potentially paid for The Cove, than for a similar Armani-branded penthouse in a secondary market.
Earlier in the year, a five-bedroom off-plan Armani penthouse in Dubai’s ultra-luxury waterfront development Armani Beach Residence sold for AED92.5 million ($32.1 million).
Where the super prime market moves first
Unfiltered coverage of the world’s most exclusive real estate markets.
With a rate of roughly $130,354 per square metre, Lendlease is testing the Sydney market, leaning heavily on a branded premium to decouple the residence from the city’s broader trophy home market – even if they subscribe to the same Sydney Harbour views.
This will further insulate the market through asset scarcity in a building 90% sold out ahead of its completion later this year.
Australia’s newest signifier of extreme wealth and arguably one of the best addresses in existence, the entrance of an internationally recognised Armani/Casa-branded residence validates Sydney as a global luxury destination that can compete with branded developments in cities such as London, New York, Singapore and Hong Kong.

Time-tested craftsmanship with Armani design DNA
Interior finishes have been handmade in Italy by traditional artisans using traditional techniques, ensuring the apartment’s physical texture cannot be replicated in other luxury builds.
The Italian fashion house’s signature ‘Greige’, the neutral space that sits between grey and beige, packaged more as a ‘philosophy’ rather than a tone, provides an earthy, pared-down palette that offers breathing space and low-lit calm.
While high-end developer finishes and luxury touchpoints colour Sydney’s broader luxury home market, the multi-million dollar premium at the new full-floor residence can be abridged in the hard-to-replicate provenance of materiality, fixtures and fittings, effectively ‘future-proofing’ the asset from newer trophy homes entering the market.
Also shifting the residence into the cannot-be-repeated category and creating intimate brand storytelling are Armani-branded one-off collectors’ pieces, including a 1982 Logo Lamp, designed for Armani’s own Milan stores, in the study and a large Nema floor lamp in onyx-textured metal are thrown in as part of the deal.

The Cove’s UHNW buyer profile
Australia’s first private branded residence sets a lofty benchmark backed by the weight of a global design house synonymous with longevity and statement homes.
It follows an extension of Armani’s business ethos, independence was “an essential value” for Armani, who believed that creative freedom depended on corporate autonomy. A small pool of buyers are competing for the world’s best addresses to add to their portfolio.
Coupling a hard-to-replicate asset with unobstructed harbour views writes a compelling thesis on why The Cove will be one of the most talked-about ultra-prime transactions in years to come.
As challenging market conditions confound buyers’ historically focussing on traditional wealth hubs in Europe and Middle East, buyers seeking a safe haven to park capital, Sydney is now offering what it is scarce – sanctuary and a globally renowned branded home.
Should Armani-backed residences reach the asking price high notes, it will provide the impetus for developers to secure partnerships with a coterie of premium brands to remain competitive, shifting from location-based value to “brand-based” value in Sydney.
Branded residences are one of the fastest-growing segments in global luxury real estate, forecast to rise 59% worldwide by 2029, according to Knight Frank. For now, The Cove can take a bow as being Australia’s leading lady.
