Chedi to Launch Maldives Resort and Branded Residences

Chedi Hospitality is entering the Maldives with a resort and branded residences project, signalling growing competition in the ultra-luxury market.

Luxury developer Chedi Hospitality is expanding into the Maldives via a partnership with JIH Global Investments, driving forward the group’s growing global portfolio of destinations with forthcoming launches in Japan, Dubai, the Swiss Alps and Saudi Arabia.

At a glance

  • Chedi’s Maldives entry signals a shift in the branded residence market towards ultra-low-density, scarcity-led positioning at the very top end targeting ultra-high-net-worth buyers seeking privacy over scale.
  • Ultra-luxury hotel group Chedi Hospitality has partnered with JIH Global Investments LLC to develop a boutique hotel and branded residences project in the Maldives, expected to launch in 2028.
  • The resort will comprise a 58-key overwater boutique hotel and a limited collection of 11 branded residences.
  • Chedi’s ambitious global expansion strategy includes a growing portfolio of hotels and branded residences across Oman, Switzerland, UAE, Montenegro, Qatar, Egypt, China, Japan and Saudi Arabia.

Leaning on its legacy in creating upscale communities and experiences in one-of-a-kind destinations, the hospitality group plans to deliver Chedi Kan’Baashaa – a 58-key overwater boutique hotel and limited collection of 11 branded residences in the Maldives.

With a planned delivery in 2028, the resort is the group’s first project on the tropical island nation and part of its long-term growth strategy.

The group describes the future development as a “refined island retreat and an exclusive collection of private residences conceived as both a sanctuary and a statement”.

Located in the North Malé Atoll, the resort will feature all-villa accommodation, a beach club, wellness and recreational facilities alongside branded residences.

A number of high-profile, ultra-high-end hotel and residential projects have launched on the tropical paradise islands in recent years with trophy resort Baccarat Hotel & Residences Maldives set to open in 2027.

The Baccarat-branded resort will be partially wrapped around its own shallow-water lagoon and reef system and will offer more than 50 hotel villas and 62 private residences – which include 22 two-bedroom, 16 three-bedroom, and 24 four-bedroom homes – for sale.

Catering to ultra-high-net-worth clients, a secluded peninsula will host lavish six- and seven-bedroom mansions while eight- and nine-bedroom residences will be shared across three private islands.

Unlike larger-scale entrants such as Baccarat, which is delivering over 50 residences, Chedi’s decision to limit supply to just 11 units suggests a deliberate move towards hyper-scarcity – a positioning increasingly used to justify pricing power.

Chedi Hospitality comprises three distinct brands: Chedi Hotels, The Chedi Private Residences, and Serai Hotels and operates seven properties across the Middle East and Europe. Twelve other upcoming hotel and branded residences projects in Chedi’s ambitious delivery pipeline are planned to launch between 2028 and 2030.

The expanding portfolio includes three in Europe with Chedi-branded residences planned to launch in Mallorca, Zermatt and Crans Montana.

The Middle East will see openings in Saudi Arabia, Dubai and Oman – the largest of which is the 180-residence The Chedi Private Residences in Downtown Dubai and 250-key Chedi Ras al Hadd, Oman.

Three openings are planned across Asia, with two in China and a debut in Japan with The Chedi Niseko – an exclusive alpine boutique hotel and residences in the heart of Hirafu, Niseko to complete in June 2029.
