Dubai’s DIFC Zabeel District Residences Sell Out on Launch Amid Strong Demand

The rapid launch-day sell-out underscores continued appetite for prime residential property within Dubai’s expanding DIFC district.

The Dubai International Financial Centre (DIFC) has confirmed that its luxury residential project The Residences at DIFC Zabeel District sold out on launch day this month following strong broker and buyer interest. The rapid sell-out translates into buyer confidence and residential demand within the city’s core financial district, which is doubling its footprint.

According to DIFC, more than 3,000 real estate brokers attended the development previews over two days, resulting in the record selling out of the luxury residential project in Dubai – a phenomenon on the rise as Dubai enjoys a sustained period of exceptional transactions as demand for luxury property surges.

Several new developments on Palm Jebel Ali, Dubai’s newest ultra-prime residential hotspot, sold out on or shortly after launch day as the region sees increased wealth migration.

DIFC Investments says that the response reflects strong interest in the first residential address in Dubai’s most anticipated new live-work districts taking shape in the heart of the city.

Developed in phases, the 27.2bn DIFC Zabeel District is a landmark expansion set to reshape the city’s financial hub and a key strategy in positioning Dubai as a top-tier global financial centre.

The master plan will effectively double the district’s footprint – larger than London’s Canary Wharf when complete – and significantly increase its capacity to support global business growth, expanding capacity for 42,000 global companies (up from 8,000) and house the world’s first purpose-built AI campus and largest Innovation Hub.

Alongside the steady number of global banks, hedge funds, and technology giants relocating to or branching out in Dubai the expanded financial hub will accommodate the approximate 125,000 professionals that will work in the DIFC Zabeel District.

DIFC Zabeel District is the largest demand-led expansion of a financial centre in the region, encompassing a total gross floor area of 17.7 million sq. ft.

Beyond finance, DIFC is evolving into a desirable lifestyle and residential destination. A major component of the Zabeel District will be dedicated to AI, fintech, and future technologies with these emerging sectors attracting younger, high-earning professionals who favour modern apartments within walking distance to work, campuses or cultural attractions.

Set within the first phase of the expansion The Residences, the first residential offering within the district, will be surrounded by many of the area’s anticipated destinations, including the Art Pavilion and the restored Zabeel Stables.

Designed as a walkable, mixed-use neighbourhood, the district brings together residential living, culture, innovation and everyday amenities within a master planned urban setting.

Developed and overseen by DIFC Developments, two signature residential towers span 463 residences ranging from one-bedroom homes to duplex penthouses, with generous layouts and views across Dubai landmarks.

The premium end of The Residences offers sizable footprints of four-bedroom apartments with select residences in the The Penthouse Collection offering views of Burj Khalifa.

Lifestyle amenities include green walkways, premium retail and dining, resort-style and family pools, fitness and wellness spaces, sports courts, social lounges and shared working areas.

The strong response to The Residences reflects early confidence in Zabeel District as a future address, said a spokesperson at DIFC and represents the next chapter in DIFC’s evolution as a place to live, work and thrive.

Commenting on the launch, Saleh Al Akrabi, Chief Real Estate Officer at DIFC Investments, said: “The response to our launch of The Residences earlier this week reflects the lifestyle people are seeking today – a place that feels calm yet connected, with generous homes, open views and easy access to everything DIFC Zabeel District will offer.

“Buyers were drawn to the opportunity to be part of the district from the outset, and to a residential experience shaped by design, wellbeing and proximity at the heart of the city. We are very pleased with the response”.

Investor notes: If residential stock inside DIFC continues to absorb at launch pace, this could reset pricing expectations within the district and strengthen secondary values in nearby towers. More broadly, it signals that Dubai’s financial core is evolving from a pure office cluster into a live-work micro-market with pricing resilience.
