Dubai to gain three more ultra-luxury waterfront developments

Super-prime developers Nakheel and Palace Group are among those planning luxury waterfront villas and beachfront mansions across three schemes Asora Bay, Dubai Islands – La Mer, and Palm Jebel Ali.

As the curtain closes on a year for Dubai’s prime and super-prime markets, there are clear signs that show most certainly will go on as a number of ultra-high-end developers follow through with new waterfront developments in a bid to sate global investor demand for Dubai trophy homes.

Dubai-based Palace Group, the super-prime residential developer behind top-end schemes such as Asora Bay, has freshly inked US $1 billion expansion plans across Jumeirah Bay Island and La Mer, led by 12 bespoke beachfront mansions on La Mer scheduled for delivery by 2027.

Each waterfront mansion is expected to be valued between USD 50 million and $135 million – frothy sums signalling confidence in, and resilience of, the highest rungs of Dubai’s super-prime real estate market. The new scheme joins La Mer Maisons – a luxury private island community.

La Mer: Palace Group’s ambitious expansion plan

Dubai-based Palace Group, the super-prime residential developer behind top-end schemes such as Asora Bay, has freshly inked US $1 billion expansion plans across Jumeirah Bay Island and La Mer, led by 12 bespoke beachfront mansions on La Mer scheduled for delivery by 2027.

Each waterfront mansion is expected to be valued between $50 million and $135 million – frothy sums signalling confidence in, and resilience of, the highest rungs of Dubai’s super-prime real estate market. The new scheme joins La Mer Maisons – a luxury private island community.

Masterplanned by Meraas, La Mer is the upscale Jumeirah 1 district and is positioned on the seafront between Pearl Jumeirah and Jumeirah Bay Island. The area is currently undergoing a wholesale reinvention from a casual family beachfront area into an ultra-luxury coastal destination that’s touted to become the emirate’s next super-prime hub.

One of the most anticipated additions to La Mer is J1 Beach, a year-round beachfront resort, headlined by 13 premium beach clubs and 6 world-class restaurants.

“The new urban riviera serving La Mer is also the laser focus for a number of Dubai’s luxury developers”

The new urban riviera serving La Mer is also the laser focus for a number of Dubai’s luxury developers. Joining Palace Group’s confirmed 12 villas in Solaya, the new residential development by Meraas under Dubai Holding and Brookfield properties.

Spanning nine buildings across 40 acres, the development offers two- to five-bedroom residences, plus a collection of luxury penthouses and 18 signature garden houses with private infinity pools. It’s reported off-plan sales are stacking up even before the first bricks have been laid, despite the ongoing conflict in the Middle East.

Anchoring La Mer’s new luxury riviera is the new Jumeirah Group-branded 130-room hotel, Jumeirah Asora Bay, located on the peninsula of La Mer South. The hotel is expected to open in 2029 and part of the group’s strategy to double the size of its portfolio regionally and internationally.

The project will also be tied with 29 Jumeirah Asora Bay premium branded residences including four-to-six-bedroom apartments, one seven-bedroom penthouse and six ocean villas with uninterrupted views of the Arabian Gulf to the front and Dubai’s skyline to the back.

Palm Jebel Ali looks to surpass Palm Jumeirah

Elsewhere, Dubai’s tightly-controlled, seahorse-shaped Palm Jebel Ali, dubbed newest ‘Billionaire’s Island’, will see its ultra-prime headcount swell with a new entrant levelling up an already sky-high watermark of Dubai’s extreme luxury.

Luxury developer and masterplanner Nakheel, the engine behind some of the emirate’s costliest real estate, has released 44 new beachfront mega-mansions in what the developer has called “the final opportunities to buy a new beachfront villa on Palm Jebel Ali’s frond”.

“Palm Jebel Ali's palm-shaped reclaimed land is set to overtake Palm Jumeirah in Dubai’s ultra-prime hierarchy”

Located on Palm Jebel Ali’s Frond F,  the limited release includes five, six- and seven bedroom villas across 10 architectural designs, all positioned directly on the shoreline with beach access and views of the Arabian Gulf.

When complete, Palm Jebel Ali will span seven islands and 16 reclaimed fronds, with 120 kilometres of engineered coastline and more than 90 kilometres of beachfront.

The palm-shaped reclaimed land is set to overtake Palm Jumeirah in Dubai’s ultra-prime hierarchy as the luxury waterfront neighbourhood and new billionaire address emerges as the city’s last scalable play on beachfront rarity and future value creation.

Bay Grove Residences focus on verdant tranquility

Elsewhere, Nakheel continues its aggressive expansion across the emirate, with the announcement of The Bay Grove Residences on Dubai Islands, a contemporary waterfront community expected to be complete in 2028.

Dubai Islands  are widely considered one the emirate’s last truly scarce, legacy waterfront assets, comprising five man-made islands with approximately 20 kilometers of reclaimed, prime coastal land – a commodity increasingly scarce as the emirate runs out of legroom and even ocean to build out into.

The robust pipeline of premium waterfront developments signals optimism in Dubai’s top-tier segment, confirmed by global realtor Knight Frank’s latest Super Prime Intelligence Report.

According to the broker’s latest research, Dubai retained first place globally by both transaction count and aggregate value, recording 541 transactions worth $9.66 billion in the 12 months to June, well ahead of the 12 globally markets ranked in the index.
