Luxury Apartments Introduced in Porto Montenegro, Europe’s Most Stylish Marina Destination

Dubai-owned developers reveal 202 new homes within two new buildings on the upscale Porto Montenegro marina.

A new phase of prime waterfront living has arrived in Porto Montenegro, as the Dubai-owned development unveils 202 residences across two new buildings – Vero and Versa – on its 25-acre Adriatic site.

The launch marks the latest milestone in the evolution of Tivat’s fast-rising luxury enclave, where investors and residents alike are reshaping the Montenegrin coastline into a vibrant, year-round lifestyle destination.

Montenegro remains one of the few European destinations with no restrictions on foreign property ownership and offers a path to permanent residency after five years, factors that have helped pique global interest in the Adriatic shores in recent years.

According to the developer, the homes are “designed for global creatives and cultural explorers”, drawing on bold Mediterranean aesthetics and a wellness-focused ethos.

The project is part of Porto Montenegro’s expansive masterplan, conceived by London-based ReardonSmith Architects. The vision: five distinct residential neighbourhoods tailored to international high-net-worth buyers and cosmopolitan residents seeking a base in Europe’s sun-drenched south-east.

The development traces its roots to a 2009 project spearheaded by Canadian mining magnate Peter Munk, and has been under the stewardship of the Investment Corporation of Dubai (ICD) since 2016.

Vero, with 155 units, and Versa, offering 47, join earlier phases including Boka Place (sold out) and 2024’s Synchro Yards. Studios start at €390,000, with access to a curated lifestyle ecosystem.

Residents benefit from an international school, gourmet dining, upscale retail, a wellness centre with a half-Olympic pool, and a cultural calendar that includes open-air cinema, art pop-ups, and maker markets.

“Vero and Versa represent more than just residences – they offer a considered response to how people seek to live today: with connection, purpose and space to think,” says David Margason, Managing Director at Porto Montenegro.

“These homes provide the ideal foundation for creativity and movement, supporting a community where minds are gently encouraged to stay in motion,” he adds.
