The property will set a new global benchmark for scale, craftsmanship, and experiential living, according to Baciocchi.
The ambitious alpine development, named “Chalet Oberbort“, will measure a roomy 7,000 square metres and consist of three interconnected buildings, according to press literature.
Occupying one of the most prestigious plots in the star-studded winter resort, the developer hopes royalty and tech billionaires will be among the ultra-high-net-worth clientele that will rent the luxury lodge seasonally or annually.
Built by Unica Capital, the Swiss billionaire entrepreneur Byron Baciocchi’s real estate investment arm, the landmark Alpine development will feature ulta-luxury frills setting ‘unprecedented standards in chalet design’, designed around the needs and preferences of a global elite clientele.
Interiors are rooted in traditional alpine vernacular – dressed in traditional aged timber, brushed bronze, and locally quarried stone with natural textiles and artisanal finishes.
Built to entertain en masse and catering to large families plus staff and guests, the chalet will have 11 en-suite bedrooms with walk-in wardrobes and eight staff bedrooms.

Ultra-luxe trimmings include an entire entertainment wing complete with all the apres-ski activities the world’s high-net-worth might indulge in – including a cinema, Formula 1 simulator, dance floor, bowling alley, wine cellar, cigar room, and ski room.

Soothing aches and pains after a day on the slopes is a ‘wellness sanctuary’spanning a staggering 1,500 square metres and creating a fully immersive resort-style spa experience.
Comforts soothing body and mind are facilities that count dual thermal pools, a hammam steam room, snow showers, an alpine sauna, snow showers, a cold plunge and treatment suites.

Other standout features include landscaped terraces, library and cigar lounge, tasting room, and art display spaces integrated throughout
Chalet Oberbort also promises sweeping mountain views, total privacy, security and connectivity.
Guesst will have some of Gstaad’s best Michelin-starred restaurants on their doorstep as well as luxury boutiques including Louis Vuitton and Prada
For those used to priority access, the chalet will be handily located within easy reach of the Gstaad Mountain Rides ski area, as well as private airfields.

The exclusive Swiss boarding school Le Rosay relocated to its Gstaad campus for the winter season. Nicknamed ‘the Eton of the Alps’, yearly fees average $130,000 per year, with alumni counting the Rothschilds, the Rockefellers, the Monaco royals and a string of kings and princes.
The chalet will be rented out for 12m to 14m Swiss francs ( approximately £11m to £13m/USD $15m to $17.5m) annually, attracting candidates in the ultra-high-net-worth brackets including royalty and billionaire tech founders.
Chalet Oberbort will be available to rent in 2028
“With Chalet Oberbort, we set out to create more than a residence – we wanted to evoke a sense of quiet majesty,” Baciocchi said.
“It reflects our belief that true luxury is how a space makes you feel – not just what it contains.”
