Listing with luxury real estate agent Savills, Tulchan Estate is a storied estate dating back to 1906 that has seen notable visitors, among them Theodore Roosevelt, J.P. Morgan, William Vanderbilt, the Grand Duke of Luxembourg and King Leopold of Belgium. Shefler was a regular visitor before purchasing it almost a decade ago.
Spanning 21,768 acres, the hybrid commercial-private sporting and rural estate lies along the central course of the River Spey, east of the Cairngorms National Park and is considered one of the finest Highland estates in Scotland and one of the most prominent sporting estates to come to market in the UK.

The scale and quality of the principal building and ancillary accommodation is hospitality-grade. Recently renovated, Tulchan Lodge, the main Edwardian-era building, offers 14 en-suite bedrooms and five reception rooms designed for hosting.
Leisure spaces include a cinema, wine-tasting room and a newly-added spa complex featuring a sauna, steam room, treatment suite and outdoor Japanese hot tub.
Secondary accommodation, Knocktulchan Lodge, offers six en-suite bedrooms and four holiday cottages, which contribute to annual income.

Included in the sale is an eight-mile stretch of the River Spey (Tulchan
Water) with four productive beats and fishing huts, plus extensive sporting interests comprising red and roe deer stalking, two driven grouse moors, a well-established pheasant shoot, newly established partridge shooting, wild duck flighting and a hill loch.
The local area is internationally recognised for salmon fishing on the Spey with many outdoor pursuits on offer including grouse shooting, stalking, hiking and skiing.
The estate sits within the historic county of Moray, an area renowned for its sporting heritage, whisky distilleries and unspoilt countryside.

Other revenue streams include five tenanted farms, which are owned through a company called Tulchan Sporting Estates Limited, an in-hand farm, forestry, fishing lets, a seasonal restaurant (Feast) and a small meat box business (Take Tulchan Home), with the Estate using a high proportion of game produce within its food offering.
The estate was purchased by Shefler in 2017 from the Litchfield family, which owned Tulchan Estate for 23 years.

It was listed at £25 million but it is unclear whether the full asking price was paid by the drinks business mogul. He refurbished the main Edwardian Tulchan Lodge the following year.

New owners will enjoy exceptional privacy and a strong sense of remoteness while remaining well connected, Savills says.
Purchasing assets with diversification potential or ready-made income streams woven into transactions is increasingly becoming compelling for younger high-net-worth investors who look beyond trophy home badge value to assets that can readily sustain themselves.
Tulchan Estate is a prime example of extraordinary asset diversification potential with many established and potential revenue streams to be explored by new owners, alongside many recreational opportunities.

What makes owning Tulchan Estate compelling is not just the range of uses, but its ability to pivot between private, hospitality and sporting functions.
Another sale of a Scottish estate to have hit the headlines this month is the £3.25 sale of Ayton Castle to comedian Alan Carr, highlighting the enduring appeal of owning a historical home in Scotland.

Who is Yuri Shefler
Russian-born businessman Shefler, 58, is the owner of SPI Group, an international consortium that sells alcohol in 160 countries, most notably the Stolichnaya vodka brand, which rebranded to ‘Stoli’ in 2022.
Other brands in the SPI Group include Kentucky Owl bourbon, Bayou rum and formerly Tulchan Gin, the first gin to be inspired by the Tulchan Estate – the gin is no longer associated with estate, however.
According to marketing material, the gin differentiates itself from other super premium gins through the influence of the Scottish flora on the estate, including sloe berries, elderflower and blackberry leaves.
In 2014, Yuri Shefler sold his megayacht SERENE to Mohammed bin Salman, Saudi Arabia’s deputy crown prince in a deal said to be worth €350 million. Three years later he purchased Tulchan Estate in one of the most expensive transactions ever to be recorded in Scotland at the time.
In 2021, he bought a 50 percent share of the 1,200-acre Château Miraval from actress Angelina Jolie – a French estate famed for rose wine that she co-owned with Brad Pitt. The transaction has been the centre of a legal dispute that has been ongoing since the sale to Shefler, which Pitt claims was unauthorised.
As of July 2025, his net worth was estimated at US$1.1 billion according to Forbes.
Investor notes: The sale is structured as a share sale, which may appeal to international buyers. Tulchan is the sole asset of Tulchan Sporting Estates Limited (TSEL), with 100% of the shares offered for sale.
