Submitted by One Global Capital, an Australian global property development and investment firm, the proposed precinct will bring the first integrated ‘city-within-a-city’ concept to Sydney.

The adoption of the ‘city-within-a-city’ model in Sydney, already popular in wealth hubs like Dubai and Abu Dhabi, signals a tactical move to hedge against local planning risk by appealing to globally mobile UHNW buyers who prioritize security and self-contained amenity over traditional location scarcity.

Koichi Takada Architects unveil the five-tower vision
One Global Capital completed its acquisition of the 1.4-hectare waterfront Five Dock site earlier in 2026.
Design proposals put forward by international practice Koichi Takada Architects include five towers housing 750 luxury residences, a 150-room hotel, approximately 10,000 square metres of retail space.
There are also plans for a car showroom and a destination shopping hub.
Project timeline and global investor alignment
According to the developer, the concept is designed to create a self-contained urban hub where residents, visitors and workers can live, stay and socialise within a walkable community.

Submission of the project for planning approval is targeted for June 2026, with expressions of interest from investors closing later in the year.
The project launch is scheduled for Q3 2027, with construction anticipated to commence in Q2 2028.
