What Is Super Prime in Real Estate?

Aerial view of a private island estate with a modern villa, pool and helipad — an example of super-prime real estate's fixed supply. Not to be confused with super-prime credit ratings (consumer lending) or super-prime numbers (mathematics).

Super Prime refers to residential properties valued at $10 million / £10 million or more, concentrated in a small number of globally recognised wealth hubs.

It is not simply the expensive end of the property market. It is a separate asset class – one in which price is the entry condition, not the definition, and where supply is structurally fixed by geography rather than set by demand.

Classification & financial thresholds

The numerical boundaries that separate the residential tiers – and why the cleanest-looking number is the least settled.

Prime

TOP ~5% BY VALUE · ~£2m+ entry (Prime Central London)
A deep, comparatively transparent market with multiple qualified buyers and predictable transaction timelines. Thresholds fall sharply outside primary hubs – closer to £750k–£1 million in major UK regional cities.

Super-Prime

TOP ~1% BY VALUE · $10m/£10m+ · or >£4,000/sq ft
Our platform’s focus. The point at which housing functions as multi-generational wealth preservation rather than solely a consumer purchase; an asset class that is cash-dominated, privately negotiated, and structurally supply-constrained. Perhaps 50–100 qualifying addresses exist in central London at any one time.

Ultra-Prime

UNCONTESTED APEX · No fixed threshold – the trophy tier
Used interchangeably with super-prime in some markets and reserved by others for the absolute summit. These properties are best-in-class trophy assets of cultural significance, where transactions routinely surpass £10 million. The distinction rests on expert judgement, not a binding number – a point that most published “ultra-prime thresholds” ignore.

The tiers are conventions rather than statute. They are drawn by the major consultancies whose transaction data defines the market – principally Knight Frank, Savills and the specialist super-prime agencies. They shift with currency, cycle and city. What holds across all of them is the structural break at roughly $10 million: below it, prime property behaves like a premium consumer market; above it, super-prime behaves like a thin, global, illiquid alternative asset.

Beyond the price tag

A high valuation alone does not confer super-prime status. We apply the label loosely as the genuine article is rare. But three conditions must be present:

i. Location precision – the postcode premium

Super-prime exists in a handful of wealth-concentrated enclaves where supply is mathematically fixed: Mayfair, Belgravia and Knightsbridge in London; Central Park South and the Upper East Side in New York; Palm Jumeirah in Dubai; the prime sectors of Monaco. Precision is everything – on the Côte d’Azur, two otherwise identical properties 200 metres apart can differ by 30% or more on address alone.

ii. Architectural integrity & provenance

Genuine architectural pedigree is defined broadly by an asset having exceptional volumes and ceiling heights, bespoke commissions by recognised design houses, and historical or contemporary provenance that cannot be replicated. In a market where comparable sales offer limited guidance, provenance is a primary store of value – not a finishing touch.

iii. Security & turnkey infrastructure

The operational layer UHNW buyers now treat as standard: integrated security, standalone 24-hour concierge, private wellness and spa configurations, secure subterranean garaging and separate staff accommodation. Demand has moved decisively toward turnkey perfection – buyers increasingly pay a premium to avoid the burden of managing the asset themselves.

Global comparative benchmarks

How the super-prime ecosystem adapts across the primary international wealth hubs. The threshold converges near $10 million, but the capital behind it does not.

Super-prime entry thresholds and dominant capital sources, by hub.

Market HubSuper-Prime ThresholdPrimary Capital Drivers & Buyer Profile
London£10mMulti-generational global wealth, European and Middle Eastern family offices, institutional placement. Currently repricing as the 2025 non-dom reforms reshape the buyer base.
New York$10m+Domestic corporate leadership, private-equity principals, technology executives and select hedge-fund capital. A deeper domestic base than its peers.
Dubai$10m+International liquid capital, relocating UHNW expatriates, crypto-derived wealth and sovereign-adjacent investors. The global volume leader – over 500 sales above $10m recorded in 2025.
Hong Kong$10m+Pan-Asian conglomerate wealth, mainland UHNW capital and multi-generational family holdings. Among the strongest super-prime upticks at the close of 2025.

Thresholds are conventional entry points in local currency, not hard cut-offs; 2025 transaction data per Knight Frank Prime International Residential Index and Global Super-Prime Intelligence.

The macro forces reshaping the class

Super-prime capital is mobile and moves on policy and macro signals – not the cycles that drive mainstream housing.

The co-primary residence

The traditional primary/secondary-home model is giving way to the co-primary structure: UHNWIs maintaining several fully operational global bases rather than one home and a holiday property. With the global UHNWI population reaching 713,626 in 2026 – and roughly 89 people crossing the $30m mark every day over the prior five years – demand is for a portfolio of turnkey hubs across hubs that overlap on time zone, connectivity and tax.

Tax and regulatory regimes

Policy now moves this market faster than price. For example, the UK’s abolition of the non-dom regime – replaced from 6 April 2025 by a residence-based system, with worldwide income and inheritance tax exposure after long-term residence – has triggered a visible repricing at the top of London.

Over the preceding year, roughly 70% of London homes listed above £15 million were brought to market by non-dom sellers, with Kensington, Mayfair, Chelsea and Belgravia seeing the sharpest adjustment. Capital is rotating toward zero-IHT jurisdictions such as Dubai, while many owners let rather than sell, driving super-prime lettings sharply higher.

A liquid-alternative inflation hedge

Because super-prime is acquired predominantly in cash and held for legacy rather than yield, it decouples from interest-rate cycles in a way leveraged property cannot. Through the 2008 crisis, top-tier super-prime in central London fell materially less than prime – owners withdrew from the market rather than discount.

For UHNW capital, the asset functions as a tangible, scarcity-backed hedge during periods of macroeconomic volatility.

Where we draw the line – and why the line keeps moving

We treat $10m/£10m as the working floor of super-prime because that is where the market’s own data is gathered and where buyer behaviour structurally changes, not because the number is fixed in any rulebook – it is not.

“Ultra-prime” we report as a qualitative apex, not a second threshold. Sources that publish a tidy ultra-prime cut-off are imposing precision the market does not recognise. Our coverage tracks the asset class as the people who transact in it actually define it: by address, provenance and capital source first, and price second.

That is the distinction between market intelligence and marketing copy – and it is the standard every figure on this platform is held to.
